A Quieter Plan for a Historic Estate

The revised plan reduces density, adds stronger neighborhood buffers, and keeps Riverview as the center of the experience.

After conversations with city leaders, aldermen, neighbors, and Franklin residents, the plan has been meaningfully revised. The updated plan reduces room count, removes the event venue, reduces paving by nearly 40%, pulls cars and parking away from the northern property line, and adds stronger landscape buffers between the inn and nearby homes.

The result is lower, greener, and more in keeping with the character of the estate and the neighborhood around it — a boutique inn designed around the restored historic home, not a large-format hotel.

What Changed

Rooms Reduced.

Reduced from 120 to 90 rooms, with a mix of rooms and suites, including estate suites within the restored historic home.

No Event Venue.

The barn is no longer proposed as a dedicated event venue. The revised plan includes no standalone event venue on site.

Nearly 40% Less Paving.

The revised plan reduces paving by nearly 40%, removes full auto circulation, and eliminates parking along the northern property line.

Stronger Neighborhood Buffers.

Added up to 50+ feet of landscape buffer along the Lancaster side, increased building setbacks, and retained the existing Farm Field Buffer.

Active Uses Shifted South.

The pool, pool grill, spa, and more active hospitality uses have been relocated to the southern side of the site, away from the Lancaster residential edge.

More Estate-Like Layout.

The current plan is lower, greener, and more pedestrian-oriented, with the historic Riverview home remaining the centerpiece.
